FAQ's
Although you can start your property search before you have financing secured, I would highly advise completing the pre-approval for a mortgage or financing before we start your home search. Knowing how much you can invest in a property is key to refining the price range you will be looking in. Looking at properties before you know your budget may waste time, energy and resources, if your assumption about what you can afford is incorrect and we have to start over. You wouldn’t want to fall in love with a property only to find out that you can’t afford to put an offer in on it.
Yes, however, I always recommend working with an agent that knows the area you are searching in well. There are regional nuances to real estate. Whether it be municipal bylaws, or simply the local buying and selling patterns, you want an agent who can support you with local experience to help you make the most informed decision. My expertise is in the Collingwood and the Blue Mountains areas, therefore as an agent that’s where I can be the best support to my buyers.
Timelines vary, but in my experience from the start of the home search through to closing, it can take on average 3-6 months for buyers to buy a home in a healthy, active real estate market.
